Antiqua Guest House Terms, Conditions, and House Rules
Entry and risk
All persons enter and use Antiqua Guest House, its facilities, parking areas, and outside spaces entirely at their own risk.
The owner, management, employees, agents, and representatives accept no liability for any theft, loss, injury, death, damage, accident, or harm suffered on the premises, except where liability cannot lawfully be excluded.
Guests are responsible for their own safety, belongings, vehicles, valuables, and property.
Laws and instructions
Guests and visitors must comply with all applicable laws, regulations, municipal by-laws, government requirements, and lawful instructions from management.
Guest accommodation only
Antiqua Guest House provides short-term guest accommodation only.
A guest can never become a tenant by virtue of any booking, payment, stay, extension, or repeated stay. Tenant rights do not apply to guests.
Décor and room contents
Antiqua Guest House celebrates antiques in the Outeniqua. Furniture, antiques, décor, and room items may differ from photographs shown online or on booking platforms.
Meals
No meals are served at Antiqua Guest House.
Check-in and check-out
Check-in is from 15:00 to 20:00.
Check-out is before 10:00.
Early check-in or late check-out requires approval and may be charged at R100 per hour or part thereof.
Office hours
Office hours are 10:00 to 17:00 on weekdays.
Guests checking in outside office hours may be guided to their rooms telephonically or remotely.
Payment
Full pre-payment is required to confirm a reservation.
All accounts, charges, penalties, damages, losses, and additional services are payable upfront or immediately on request.
Guests must settle all outstanding amounts before departure. Antiqua Guest House may take lawful steps to recover unpaid amounts.
Room servicing
Please use the room-service sign on your bedroom door to indicate whether you want service or privacy.
Rooms are not serviced on Good Friday, Christmas Day, or New Year’s Day.

Keys
On departure, please leave your room keys in the post box by the gate or in your room door.
Lost, damaged, or unreturned keys may be charged for.
Smoking and fire
Antiqua Guest House is strictly non-smoking indoors.
Smoking is permitted outside only. Please use the ashtrays provided.
A R1,000 per day per room penalty applies for smoking indoors.
Smoking includes cigarettes, cigars, pipes, vapes, candles, incense, unauthorised cooking, unauthorised heaters, open flames, embers, coals, ashes, smoke, or similar conduct.
Management may determine whether smoking or prohibited burning occurred. Guests are liable for related cleaning, repair, replacement, loss of income, or damages.
Alcohol
No alcohol is allowed on the premises without prior written permission from management. Any breach may result in confiscation, removal from the premises, immediate termination of stay, and no refund.
Noise and conduct
Please consider fellow guests and neighbours.
Noise must be kept reasonable at all times and reduced after 18:00.
Guests may not disturb, harass, endanger, inconvenience, or interfere with other guests, neighbours, staff, management, or the property.
The Golden Rule applies.
Damage and losses
“If you break it, you bought it.”
Guests are responsible for damage, breakage, loss, excessive cleaning, missing items, or misuse caused by themselves, their visitors, children, pets, or anyone for whom they are responsible.
CCTV
CCTV operates on the premises for safety and security.
By entering the premises, guests and visitors acknowledge CCTV monitoring and recording in public and common areas.
CCTV is not installed in private bedrooms or bathrooms.
Room allocation
Management may change or swap room allocations where reasonably necessary.
Visitors
No unauthorised visitors are allowed.
Day visitors and overnight visitors require prior approval from management.
A R1,000 penalty per unauthorised visitor may be charged.
Guests are responsible for their visitors.
Parking
One free standard on-site parking bay is included per room. Parking is used at the guest’s own risk.
Pets
Pets require prior approval from management.
A pet fee may apply at R250 per 10 kg increment of body weight, or part thereof, per pet per night.
A pet deposit may also be required.
Pets must be accompanied at all times. Pets may not be left alone in rooms. Pets are not allowed on beds. Guests must clean up after pets immediately. Failure to clean up may result in a R1,000 fine. Guests are liable for all pet-related damage, cleaning, disturbance, injury, loss, or costs. No dangerous, aggressive, uncontrolled, or disruptive animals are allowed. No fleas are allowed. No hyenas, lions, leopards, or house cats are allowed. Cheetahs are welcome, subject to prior approval.
Management may refuse, withdraw, or terminate pet approval at any time.
Guests recovering after hospitalisation
Guests recovering after hospitalisation must be accompanied by a responsible adult or provide a doctor’s note confirming they can care for themselves independently.
Cancellation policy
If the guest cancels 42 days or fewer before arrival, the guest forfeits 100% of the total booking value.
If the guest cancels 43 days or more before arrival, the guest forfeits 0% of the total booking value.
Where a refund applies, a 20% handling fee applies.
Suspension or termination
Management may suspend, cancel, or terminate a stay immediately if a guest, visitor, child, pet, or person connected to the guest breaches these terms, damages, abuses, misuses, or endangers the property, staff, guests, neighbours, or reputation of Antiqua Guest House, behaves unlawfully, aggressively, dishonestly, abusively, or disruptively, brings unauthorised visitors onto the premises, fails to pay amounts due, or creates a safety, security, reputational, operational, or legal risk.
No refund will be issued where a stay is suspended, cancelled, or terminated due to breach or misconduct.
Management rights
Management may issue reasonable instructions to protect the safety, comfort, reputation, operations, and property of Antiqua Guest House.
Failure to comply may constitute a breach of these terms.
Acceptance
By making a booking, paying, entering the premises, checking in, occupying a room, using the facilities, or allowing visitors or pets onto the premises, the guest accepts these Terms, Conditions, and House Rules.

Treasure Hunt Rules and Conditions
- Participants must act in a safe manner, ensuring they do not endanger themselves, their property, or anyone else during the event. They are expected to maintain a friendly and respectful attitude towards other contestants and event staff. Participants must respect the guest house property and any other property or public spaces that the treasure hunt may lead them to, refraining from interfering with other contestants.
- Prizes will be awarded on a first-come, first-serve basis.
- There may be a time limit of thirty minutes for completing the hunt, which will be communicated to participants in advance. If a prize is not claimed within thirty minutes of the start of the event, it will roll over to the next scheduled event.
- The guest house is indemnified against any current or future claims related to the treasure hunt.
- Participants should be aware that the event may be affected by weather conditions, and the guest house reserves the right to cancel or postpone the event if necessary.
- Prizes may not be exchanged for cash or any other form of payment.
- The guest house reserves the right to use images of participants or their accompanying guests for social media and promotional purposes.
- Participants who do not adhere to the rules may be disqualified from the hunt.
- A participant who has won the main prize cannot compete again or win a prize for six months following their win.
- The judge’s absolute discretion applies, and the judge’s decision is final in all matters related to the treasure hunt.
By participating in the treasure hunt, all contestants agree to abide by these rules and conditions to ensure a fun, fair, and safe experience for everyone involved. We appreciate your cooperation and look forward to an exciting event!
